Notes for the work behind a welcoming stay

Quick start · A fact-first sequence

Choose the resource that fits your next step

The downloadable kit moves from verified property details to guest-facing copy, then promotion. Start where you are; use your own current records for property claims.

  1. 01 · Facts first

    Record the property facts

Use the printable property-facts worksheet to note guest-facing details and how you checked them. It is a fact-gathering sheet, not a copy template.

  2. 02 · Write the listing

Pick an Airbnb or VRBO outline

Choose the Airbnb or VRBO listing-description template in the ZIP. Follow that outline's prompts, then check the finished description against your current records.

  3. 03 · Prepare promotion

    Choose a format that fits

Choose an Airbnb or Booking.com script for a channel-specific draft, a voice-only template for spoken copy, or a timed video template for shots and voiceover. Before drafting photo captions, use the listing-photo-selection worksheet to choose a representative set and check room coverage. The separate photo-caption worksheet helps record visible observations, verified context, and caption drafts. The ZIP also includes the feature-to-guest-benefit worksheet, a shot-planning sheet, and a photo or video caption template. Use verified details and footage that matches each claim.

The practical parts

Four pieces. One clearer story.

Start with what guests can see, shape the words for your own place, and make the introduction easy to share.

Promotional script templates

Two ways to introduce your stay

These are host-completed prompts, not scripts generated by RoostRoughcut. Replace brackets with accurate, current details about your own property. Verify every property, location, feature, guest benefit, and practical detail; match footage to spoken claims; and remove beats that do not fit. Use the included feature-to-guest-benefit worksheet to select verified features and draft measured copy, then use the shot-planning sheet to organize visual ideas and recording order.

Included in the host kit

Fictional promotional video script

Fictional sample only

The property, location, guest capacity, features, guest benefits, visuals, and script are invented. This is not a real listing and makes no claim about bookings or availability.

  1. 0:00–0:04 · Opening

Detail: The Juniper Lantern Cabin in fictional Mossbell Hollow.

Visual: Exterior of a small cabin; title card: “The Juniper Lantern Cabin · fictional Mossbell Hollow.”

Voiceover: “Welcome to The Juniper Lantern Cabin in fictional Mossbell Hollow.”

  2. 0:04–0:11 · Sleeping setup

Detail: One queen bed; invented capacity of up to two guests.

Visual: Wide bedroom shot, then a close view of the queen bed.

Voiceover: “Settle into one queen bed, with space in this fictional example for two guests.”

  3. 0:11–0:20 · Kitchenette

Detail: A kitchenette with a two-burner induction hob; a spot for simple meal preparation.

Visual: Show the kitchenette, then the two-burner induction hob.

Voiceover: “The kitchenette includes a two-burner induction hob for simple meal preparation.”

  4. 0:20–0:30 · Sample close

Detail: Covered porch and a calm closing view.

Visual: Show the covered porch, then an end card labeled “FICTIONAL SAMPLE — NON-WORKING DESTINATION.”

Voiceover: “For this fictional example, see the sample details at the placeholder link on screen.”

30 seconds · editable editorial target

Fictional sample destination (reserved and non-working):

https://juniper-lantern-cabin.example.invalid

The .invalid destination does not resolve and is not a booking site.

Timed promotional video

Match a detail to its footage

Timed shots are paired with voiceover to help plan a short video about your property.

0:00–0:04 · Opening

Visual / shot: [opening footage of the property]

Voiceover: “Welcome to [property name] in [verified location].”

0:04–0:11 · Feature and guest benefit

Worksheet prompts: [verified feature from the feature-to-guest-benefit worksheet] · [guest benefit linked to that feature]

Visual / shot: [matching footage from the visual-planning worksheet]

Voiceover: “A [verified feature] gives you [guest benefit].”

0:20–0:30 · Close / action

Guest detail: [practical detail for guests]

Visual / shot: [closing footage that matches the property and featured details]

Voiceover: “Planning around [practical detail]? Find the details at [real listing or booking destination].”

The template also has a 0:11–0:20 feature-and-benefit beat. Its 20–30-second target is editable editorial guidance, not a platform rule.

Voice-only promotional script

Draft an audio-first introduction

Spoken copy without visual or shot prompts helps you draft an audio-only introduction.

  1. Opening

“Looking for a [verified property type] in [verified location]? Welcome to [property name].”

  2. Feature and guest benefit one

“With [confirmed worksheet feature], you can [guest benefit supported by that feature].”

  3. Feature and guest benefit two

“There is also [confirmed worksheet feature], which means [guest benefit supported by that feature].”

  4. Practical detail

“For [guest planning need], [verified practical detail].”

  5. Closing action

“To see the full details and check availability, visit [real listing or booking destination].”

Replace every prompt with accurate, verified details about your property. Check each feature, benefit, and practical detail against your records; remove anything you cannot confirm. Use your real listing or booking destination in the close.

Start with two suitable entries from the included feature-to-guest-benefit worksheet. Keep each line tied to a verified feature and possible use; do not promise an outcome. About 20–30 seconds is adjustable drafting guidance, not a platform requirement.

Before recording or sharing: verify property-specific claims against your current records. These script prompts do not guarantee bookings or other results.

Airbnb listing-description template

A clear outline for your own listing

Preview only: replace each bracketed prompt with accurate details you can verify. The full five-part template—Opening, The space, Location, Before you book, and Closing—is in the downloadable kit ZIP.

Also in the full template:

  • The space

Sleeping arrangements, living spaces, and verified amenities with any limits.

  • Location

Accurate area details; current travel times or distances only when verified.

  • Closing

Give guests a next step with your real listing or booking link.

A percentage cannot be calculated when kit cost is zero.

Illustrative estimate only. It uses only the two values you enter for the same scope and time period. Estimated net return = estimated benefit − kit cost. Illustrative ROI = (estimated benefit − kit cost) ÷ kit cost × 100 when kit cost is greater than zero. A zero kit cost has a net-return estimate but no defined ROI percentage. The result is illustrative, not measured kit performance or a promised outcome. No other costs, benefits or revenue assumptions are included, and the estimate is not annualized.

Three practical steps

How it works

Use permitted listing research as context, then adapt the included writing resources with details you can verify about your own property.

  1. 01

Replace the examples with permitted public listing URLs

In urls.txt, replace the labeled, non-working .invalid examples with public listing URLs, one per line. Use only sources that permit automated collection and CSV use. The scraper denies airbnb.com and its subdomains, even when they appear in the file.

  2. 02

Run the scraper and review the CSV results

From the kit folder, run Python 3 with python3 scripts/scrape_listings.py --allow-host HOST for each exact permitted hostname. Requests are spaced at least three seconds apart. Review each row in airbnb_listings.csv for its status and values.

Fields may be partial or blank; if access stops the run, later URLs are marked not_attempted. Verify extracted fields at their source. The CSV is research context, not verified property facts, and complete results are not guaranteed.

  3. 03

Gather property facts, then adapt listing and promotional copy

First, use the included property-facts-worksheet.html to record verified details and how you checked them. Then use the Airbnb or VRBO listing-description outline and review every claim in your finished copy against current records. For promotion, use the included feature-to-guest-benefit worksheet to select a few features already verified in your records, connect each to a possible guest use, and draft restrained copy. It is a copywriting step, separate from the fact-gathering property-facts worksheet. Use the Airbnb or Booking.com guide, or voice-only-promotional-script-template.md for spoken copy built from verified feature-and-benefit worksheet entries. For timed visual and voiceover beats, use promotional-video-script-template.md. Its 20–30-second target is an editable suggestion. Use the included shot-planning-sheet.html to choose visuals for script beats and plan the recording order. Before caption drafting, use the included listing-photo-selection-worksheet.html to choose a representative photo set, check room and space coverage, record what each image actually shows, and flag possible mismatches. This photo-selection and coverage step is separate from caption drafting. Then use the separate photo-caption-worksheet.html to keep visible observations separate from context you verify in your records, then draft and review each caption. Replace prompts with verified facts about your own place and use footage that matches them. The kit provides templates for you to adapt; it does not write the copy for you.

Host questions

Start with details you can verify.

Use permitted public-listing research as context, then check every description and script detail against your own property.

Use with care

Keep research permitted and respectful.

The scraper uses Python 3’s standard library, reads only URLs from urls.txt, and requests only exact hostnames passed with --allow-host HOST. Airbnb domains are deliberately denied, even if they appear in the input or allowlist.

The minimum delay is three seconds. The scraper does not bypass logins, CAPTCHAs, rate limits, or other access controls; website layouts can change and returned fields may be partial. Only collect and reuse information when the source permits it.
